How much are Homeowner Dues?
Currently, dues are $ 31 per month.
When are the dues due?
Homeowner dues are due the 1st of each month. After the 10th of each month dues are considered late and will have a $10 penalty fee assessed. Dues must be received in our PO Box prior to any date. A copy of our
collection policy can be reviewed in our
Financial Reports section.
What is the money used for?
Dues are used for the maintenance of the common areas, snow removal, homeowner communications, association meetings and other ways to improve the community.
Where can I find a copy of the covenants?
A copy of the covenants for both Waterbury and Chaddwyck can be found on the
documents page.
How can I be a part of the association?
If you own property in Chaddwyck then you are already part of the association. You can be an active member of the board by volunteering for a board member position at the Annual homeowners meeting.
How many homes are in the association?
There are over 250 homes in Waterbury overall with 39 homes in the Chaddwyck subdivision.
I am thinking of making improvements to my house, do I need to tell anyone?
Yes, by covenant, there are some restrictions as to what you can do to your property to maintain harmony in the community. If you are considering an improvement please review our Architectural Review in the
documents section.
I have a complaint, what do I do?
If you have a complaint, you can send it to us by e-mail or fill out our
online form. . If the complaint is a neighbor is not mowing his lawn or their trash cans are in front of the house, then we will send them a letter asking them to comply with the covenants. We also suggest that if the violation is a city code violation that the homeowner contact the City of North Ridgeville'. The city can refer the issue to a code enforcement officer for resolution.
